Douglas County Market Update | May 22–28, 2026

The Douglas County real estate market remained active this past week, with more homes hitting the market, pending sales increasing, and pricing moving noticeably upward. While closed sales dipped week over week, buyer activity remained steady as homes continued going under contract across the county.

According to the latest RMLS data for May 22 through May 28, Douglas County recorded 36 new listings, a 9.1% increase from the previous week. Inventory growth continues to give buyers more options while helping move the market toward better balance.

Pending sales rose to 175, up 2.3%, signaling that buyers remain active despite mortgage rates and affordability concerns. This increase suggests serious buyers are continuing to move forward on homes that are priced appropriately and show strong value.

One of the more encouraging shifts this week was time on market, which dropped to 67 days, down 8.2% from the week prior. This may indicate that well positioned homes are moving more efficiently, especially in competitive price points.

Pricing also saw a noticeable jump this week:

Average sale price: $345,900 (up 20.0%)
Median sale price: $336,000 (up 22.2%)

While weekly pricing can fluctuate depending on the mix of homes sold, this week suggests stronger activity in higher price points or a healthier overall pricing environment compared to the prior week.

Closed sales declined to 11 completed transactions, down 50% week over week. However, weekly closing numbers often fluctuate due to timing, financing, and transaction scheduling and are generally not a standalone indicator of market strength.

Buyers still have opportunities in Douglas County, but strong homes are continuing to attract attention. With pending sales increasing and time on market dropping, buyers should remain prepared to act when the right home hits the market.
