Douglas County Oregon Real Estate Market Update: More Listings and Rising Home Prices

Douglas County Market Update | June 5–11, 2026

The Douglas County real estate market showed mixed signals this week, with buyer activity remaining strong even as fewer new listings entered the market. Pending sales and closed transactions both increased, while average market times rose significantly and home prices softened compared to the previous week.

According to the latest RMLS data for June 5 through June 11, Douglas County recorded 28 new listings, a 37.8% decrease from the previous week. While inventory growth slowed, buyers continued actively pursuing available properties.

One of the strongest indicators of buyer demand came from pending sales, which increased to 191 homes under contract, up 1.1% from the prior week. This suggests that buyers remain engaged despite mortgage rates and affordability challenges.

Closed sales also improved significantly, rising to 14 completed transactions, a 40% increase from the previous week. While weekly closing numbers can fluctuate, the increase demonstrates that transactions continue moving through the pipeline.

Market Time Increases

A notable change this week was the increase in average market time.

Homes spent an average of 104 days on the market, up 42.5% from the previous week.

This increase reinforces a trend that has been developing throughout much of 2026: buyers are becoming more selective and taking additional time to evaluate properties before making offers.

For sellers, proper pricing and presentation remain critical factors in attracting attention and generating activity.

Home Prices Pull Back

Pricing metrics moved lower this week:

  • Average Sale Price: $337,400 (down 13.3%)
  • Median Sale Price: $332,000 (down 16.2%)

Weekly price fluctuations are common and often reflect the mix of homes sold during a given period. One week with fewer luxury sales or more entry level transactions can create noticeable swings in pricing data.

What This Means for Buyers

Buyers continue to find opportunities throughout Douglas County. Fewer new listings may create additional competition for desirable homes, but longer market times suggest many sellers remain open to negotiations.

With pending sales remaining strong, buyers should stay prepared and move quickly when the right property becomes available.

What This Means for Sellers

Although homes are still selling, buyers are paying close attention to value. The increase in market time shows that pricing strategy is becoming increasingly important.

Homes that are properly prepared, professionally marketed, and priced competitively are still attracting buyers. Sellers who enter the market with realistic expectations are likely to see the best results.

Bottom Line

The Douglas County market remains active, but conditions continue to favor well informed buyers and sellers. Buyer demand remains healthy as evidenced by rising pending sales and closings, while longer market times and softer pricing indicate a market that is becoming more balanced.

As we move deeper into the summer market, staying informed about local trends will be increasingly important for anyone considering buying or selling in Douglas County.
