Douglas County Market Update | May 8–14, 2026
The Douglas County real estate market remained active this past week, even as inventory and pricing trends continued to shift. Buyers are still seeing opportunities across the market, while sellers are finding that proper pricing and presentation remain more important than ever.
According to the latest RMLS data for May 8 through May 14, Douglas County recorded 30 new listings, a 21.1% decrease compared to the previous week. Pending sales remained steady at 174, showing no weekly change and highlighting that buyer activity continues despite fluctuating inventory levels.
Closed sales rose significantly this week, climbing 31.3% to 21 completed transactions. This increase suggests that many buyers who entered the market earlier this spring are now successfully reaching the closing table.
One of the biggest shifts came in total market time, which dropped to just 65 days, down 23.5% from the prior week. Homes that are properly priced and marketed well are continuing to move relatively quickly, especially in desirable price points.
Pricing metrics showed mixed movement this week:
• Average sale price: $319,600 (down 15.5%)
• Median sale price: $334,000 (up 1.9%)
The rise in median price alongside the drop in average price may indicate fewer higher-end luxury sales this week while the core residential market remains stable.
What This Means for Buyers
Inventory continues to fluctuate week to week, but buyer activity remains strong. With homes still going pending consistently, serious buyers should be prepared to move quickly on well-priced properties. Interest rates and affordability continue to play a major role in purchasing decisions, making local guidance and strong negotiation strategies increasingly valuable.
What This Means for Sellers
Homes are still selling, but pricing strategy matters more than ever in today’s market. Buyers are paying close attention to condition, value, and location. Sellers who properly prepare their homes and price competitively are continuing to see solid activity and shorter market times.
