Douglas County Real Estate Market Update March 2026

The Douglas County housing market showed strong signs of momentum in March as we move deeper into the spring season. Inventory tightened to 4.5 months, down from February, while new listings increased significantly to 173, signaling that more sellers are entering the market.

At the same time, buyer activity picked up quickly. Pending sales jumped to 150, up over 28 percent from the previous month, and closed sales rose to 110, showing that deals are continuing to move forward at a faster pace.

Home prices remain steady, with the median sale price at $330,000 and the average sale price at $362,700. While prices have not seen dramatic swings, they continue to trend upward year over year, reflecting steady demand.

Another key shift is market time, which dropped to 92 days. Homes are starting to move faster, especially when priced correctly and presented well.

Overall, Douglas County is trending toward a more balanced market. Buyers still have more options than in past years, but competition is picking up. Sellers can benefit from increased activity, but strategy and pricing are more important than ever.
