Douglas County Market Update – Past 7 Days

This week showed an increase in buyer options, with 54 new home and land listings (including bumpables) hitting the market, up from 41 the week prior. Closings also saw a strong jump, rising from 32 to 40. We are starting to see signs of the spring market picking up.

Pending sales dipped slightly, with 50 homes and bare land parcels going under contract. Meanwhile, 23 deals fell through and returned to the market, and 55 properties adjusted their prices, highlighting just how price sensitive today’s market remains.

Active Listings

  • Residential: 494 homes (average 138 days on market)
  • Land: 192 listings (average 376 days on market)

With 5.31 months of inventory (494 listings ÷ 93 homes sold in the last month), Douglas County continues trending further into a buyers market.

Current Rates

  • 30-Year Conventional: 6.55%
  • FHA: 6.02%

Inventory remains elevated, giving buyers meaningful negotiating power. With new listings, price reductions, and homes returning to the market, there are more opportunities than we have seen in recent months.
