What This Means for You

Buyers:
Douglas County continues to provide favorable conditions for buyers, with 5.53 months of inventory and plenty of homes to choose from. Buyer activity picked up this week, with 43 properties going under contract, so desirable and well-priced homes are still attracting attention. At the same time, 69 price reductions show that buyers continue to have negotiating opportunities. With homes averaging 133 days on the market, buyers can generally be more thoughtful and selective than they could in a highly competitive seller's market.
Sellers:

This was an encouraging week for sellers, with both pending and closed sales increasing significantly. 43 properties went under contract and 35 sales closed, showing that buyers remain active despite mortgage rates approaching 7%. However, 69 price reductions reinforce how sensitive buyers are to value. With inventory remaining elevated, pricing correctly from the beginning and presenting your home well continue to be critical.

Bottom Line:

Activity strengthened across the Douglas County market this week, but conditions continue to favor buyers. More homes came to market, pending and closed sales increased, and inventory remained above five months. Buyers continue to have choices and negotiating power, while sellers can still find success when their home is positioned appropriately for today's market.

Market Insight

The encouraging part of this week's numbers is that pending sales increased from 30 to 43 while closed sales increased from 22 to 35. That's a meaningful improvement in buyer activity. At the same time, the continued high number of price reductions shows that increased activity isn't translating into buyers being willing to pay any price. Value remains one of the biggest drivers in today's Douglas County market.
