What This Means for You

Buyers:
Douglas County continues to move further into a buyer-friendly market, with 5.70 months of inventory and plenty of homes available to choose from. While fewer new listings came to market this week, 84 properties reduced their prices, giving buyers additional opportunities to find value and negotiate. With pending sales also dropping, buyers may face less competition on some properties and have more time to carefully consider their options.

Sellers:

Closed sales improved slightly this week, showing that homes are still successfully making it to the closing table. However, the drop in pending sales combined with 84 price reductions sends a clear message that today's buyers remain highly price sensitive. With inventory increasing and homes averaging 132 days on market, sellers need to be realistic about pricing and prepared to compete for buyer attention. Homes that are priced correctly from the beginning and marketed effectively remain in the strongest position.

Bottom Line:

Douglas County continues to move further in buyers' favor. Inventory climbed to 5.70 months, pending sales slowed, and price reductions increased significantly this week. At the same time, the increase in closed sales shows that transactions are still happening. Buyers have more leverage and more opportunities to negotiate, while sellers need to pay close attention to pricing, presentation, and changing market conditions.

With 633 active residential listings being used to calculate inventory, that's roughly 13% of the market seeing a price adjustment in just one week.
