Douglas County Market Update: Closed Sales Rise as Pending Activity Continues to Slow

This week showed a small increase in activity, with 39 new home and land listings hitting the market compared to 32 the week prior. Closings had a nice increase, going from 23 to 32.
Pending sales unfortunately dropped as well, with 25 homes and land parcels going under contract. Meanwhile, 8 deals fell through and returned to the market, and 59 properties reduced their prices, highlighting how price sensitive today’s market remains.

With 6.04 months of inventory (635 listings ÷ 105 homes sold in the last month), Douglas County continues trending further into a buyers market.

What This Means for You
Buyers:
Douglas County remains firmly buyer friendly, with roughly six months of inventory and 640 active residential listings. Buyers continue to have plenty of choices, and 59 properties reduced their prices again this week, creating additional opportunities to negotiate.
However, financing became more challenging this week. With the 30-year conventional rate reaching 7.50% and FHA at 7.17%, monthly payment affordability is becoming an increasingly important part of the buying decision. Buyers may want to look beyond just purchase price and consider opportunities for seller concessions, rate buydowns, and other terms that could improve the overall cost of purchasing.
Sellers:
There was encouraging news this week with 32 closed sales, up from 23 the week before. Homes are still selling, and buyers who entered into contracts over the previous several weeks are successfully reaching the closing table.
The forward-looking numbers are softer, though. Only 25 properties went pending, while 59 sellers reduced their prices. Residential properties are also averaging 138 days on market. With buyers facing higher borrowing costs and plenty of competing inventory, sellers need to be especially thoughtful about pricing and presentation.
Bottom Line:
Douglas County continues to favor buyers, but this isn't a market where activity has disappeared. Closed sales increased substantially this week, showing that transactions are still happening.
At the same time, declining pending activity, continued price reductions, roughly six months of inventory, and rising mortgage rates are creating additional pressure on sellers. Buyers have leverage, while sellers need to compete more aggressively for the buyers who are active.
Market Insight
The number I'd watch most closely isn't this week's increase in closings. It's pending sales.
Pending activity has fallen from 63 to 31 to 28 to 25 over the past four weekly reports. Because pending transactions give us a better indication of what may close in the weeks ahead, that trend is worth watching.
One week can be noisy, but four consecutive reports showing substantially lower pending activity is more meaningful. If that continues into October, it would provide stronger evidence that buyer demand is cooling rather than simply fluctuating from week to week.
