What This Means for You
Buyers:
Douglas County has now reached 6.00 months of inventory, giving buyers more choices and increased negotiating power. This week brought 55 new listings, a substantial increase from 36 the week before, while pending sales dropped to 31. With fewer buyers putting homes under contract and 53 price reductions this week, buyers may have more room to negotiate on price, repairs, closing costs, and other terms.
The challenge is financing. With the 30-year conventional rate at 7.17%, affordability remains an important consideration. Buyers should pay close attention not only to purchase price, but also to how different financing options and potential seller concessions affect their monthly payment.
Sellers:
This week's numbers reinforce just how important pricing has become. New listings increased while pending sales fell from 63 to 31, meaning sellers are competing for the attention of a smaller pool of active buyers.
There is still buyer activity, but with more choices available and higher borrowing costs, buyers can afford to be selective. Pricing correctly from the beginning, preparing the property well, and responding quickly to changing market conditions will be increasingly important.
Bottom Line:
Douglas County has moved more clearly into buyer-friendly territory. Six months of inventory, increased new listings, fewer pending sales, and higher mortgage rates are all providing buyers with additional leverage.
That doesn't mean homes aren't selling. It means buyers are becoming more selective, and sellers need to compete on price, condition, and presentation to stand out.
Market Insight
The biggest shift this week is the relationship between new listings and pending sales. 55 properties entered the market while only 31 went pending. Last week, that relationship was almost completely reversed, with 36 new listings and 63 pending sales.
One week doesn't establish a long-term trend, but it's a meaningful change worth watching. If new supply continues to outpace buyer activity over the next several weeks, we could see inventory and negotiating power continue moving toward buyers.
