Douglas County Market Update | May 15–21, 2026
The Douglas County real estate market remained steady this past week, with modest increases in inventory and closings while home prices softened compared to the prior week. Buyers continue to have opportunities across the market, though well priced homes are still moving.
According to the latest RMLS data for May 15 through May 21, Douglas County recorded 33 new listings, a 10% increase from the previous week. While inventory growth remains gradual, additional listings continue giving buyers more choices across Roseburg and surrounding communities.
Pending sales dipped slightly to 171, down 1.7%, showing buyer demand remains relatively stable despite affordability concerns and changing mortgage rates. Even with small fluctuations week to week, homes are still consistently going under contract throughout Douglas County.
Closed sales saw a small increase this week, climbing to 22 completed transactions, up 4.8% from the week prior. This suggests buyers who entered the market earlier this spring are continuing to successfully reach the closing table.
One notable shift came in time on market, which increased to 73 days, up 12.3% from the prior week. While homes are still selling, buyers appear to be taking a bit more time to compare options and negotiate, reinforcing the importance of pricing and preparation for sellers.
Pricing moved lower this week:
• Average sale price: $288,200 (down 9.8%)
• Median sale price: $275,000 (down 17.7%)
The drop in pricing metrics may reflect a greater number of lower and mid priced home sales this week rather than a dramatic decline in home values overall. Weekly price movement can fluctuate significantly depending on the mix of homes sold.
What This Means for Buyers
Buyers continue benefiting from a market with more negotiating room than we saw over the past few years. Inventory is slowly improving, time on market has increased, and pricing softened this week, creating opportunities for buyers willing to stay active and prepared.
That said, desirable homes that are priced correctly can still move quickly. Working with a knowledgeable local agent and staying ready to act remains important.
What This Means for Sellers
Homes are still selling in Douglas County, but pricing strategy matters more than ever. Buyers are watching value closely and often comparing multiple homes before making offers.
With time on market increasing, sellers who properly prepare their home, price competitively, and market effectively are putting themselves in the strongest position for success.
Bottom Line
Douglas County continues to trend toward a more balanced market, giving buyers more leverage while rewarding sellers who price realistically and present their homes well. Weekly fluctuations are normal, but staying informed about local trends helps both buyers and sellers make smarter decisions.
